Construction Started !!!!!


As per the information received from DLF, construction has started at Sector-90 project. The construction will also commence at other New Town Height projects in January.


DLF has also confirmed that the three years period of construction will be counted from the booking date instead of buyer's agreement execution date. This is definitely going to build confidence among the customers.

This is great news !!! I think it is a great confidence building measure that DLF has taken in today's time, where in real estate market is struggling to keep afloat and maintain credibility. I am really glad that I opted for DLF. They are leading by example " DLF is the Best".

Is it possible to reach at this site (sector -90) using car?

Yes u can easily reach the site using car. .......
From Iffco chowk go straight on NH 8 upto Toll tax booth near Manesar. Take a U turn just before toll tax booth and come to Hero honda chowk (around 2-3 kms from toll tax booth).Take a left turn at hero honda chowk and after 1 km take left turn for Pataudi Road.On pataudi road go straight(7-8 kms) until you find chungi(tax collection center) and then Tulips Petal project. Take a left turn after about 1 Km from tulips project (small market place). Go straight for another 1 Km , the road forms a "Y" take the right road, the DLf project is on the left side 500mts down the road.

I had visited the Sec90 Site today. There is a lot of activity going on at the site. DLF is almost ready with the site office. A big genset was being positioned for giving powerback up to the site office. The excavation for 80% towers is already done. DLF has given the construction subcontract to " Big Brother " for construction at the site. The sub contractor is also building their site office, which will be ready in next 3 weeks. I understand DLF is waiting for environmental clearance before the construction can start at full swing. The clearance is expected in Jan.

1 year lock in period is getting over on 8th Feb 09. After that the property can be sold and bought in open market.

Last I heard was that DLF is counting 1 year lock in from the date of fully executed buyers agreement. I know that there was pressure from investors to decrase the lock in period to 1 year from date of booking. Is there any confirmed news on when the lockin perios ends?

Checked with DLF customer service, the 1 year lock in period is fom the date of booking. So for Sec 90 lock in ends on 8th Feb 09.

Any idea about the evaluation of sector-90 flat ? What value can this fetch ?

Latest on construction is that after the completion of digging work, the brick and mortar construction has not started and may not start for the next 2-3 months as all three projects are waiting for environment clearance from Haryana Government. This is a long exercise and these projects are at a very initial stage of consideration. The applications were filed on 25th August, 2008 and till date applications filed before June, 2008 have only been cleared.

Bhumi Pujan can be performed only on receipt of this clearance.

Which location is better?
I heard express green & phase 2 is better located ?

Phase 1-sector 90,
Phase 2- sector 88/89,
Phase 3- sector-95,
Phase 4 - express green

In the long run Sec 90 & 92 would be the best, as they are right across the green belt. Though right now the ROI is in negative.

Hi Friends,

As someone pointed out, the construction activities has come to a halt. Its a touch disappointing because DLF had sent out a letter saying that the work would start by mid january ;-(.

Couple of days back when i checked with the customer service folks in DLF they say development has been delayed by few more months. Not sure how you guys feel but I
i am beginning to get worried here.

DLF does not has environment clearence for any of the sites.Right now they are not being considered because DLF does not have clear titles of the land. This is a disappointment for all of us after putting more than 40% of money.

I heard that prices at Manesar including DLF projects have fallen 25%. Now asking price is close to Rs.1800 per sqft.Is that true? In this case would DLF do something for us who are stuck in this strange situation.

Hi Guys, I am based out of India,, but better u stop joking and take things little seriously...

DLF is using our money and making out on interest cost,,,

Delivery has to be within 3 years, and they should Update us on Stages of Construction !!! This is consumer Right,,, when they ask money / and write penalties,,, why not they Update us as well >>

U have to get things streamlines , if you are based in Delhi,,, best measure is to Get Hold of Newspaper and add comments on Editors page.... DLF is more of Beuracratic, Non Customer Service Focused Co...

Let me tell You Big Guys Die with Bigger diseases,,, so lets wake them Up..

Friends,

I heard, High-Court has ordered DLF to stick to the original site lay-out plans , shown to the customers during the project bookings. I am not sure this is for which all projects?
This is in response to one of the customers challenge in court for changing the lay-out even bookings and 20% payments and now asking for more PLC etc..

Has anyone got this detailed information. Please share the news link.

The Civil construction company responsible for Sector 90 is wigbrothers. u can visit site www.wigbrothers.com. The project is stated in their Project in Progress List at # 7.

The Enviorment Clearence will take a long time. For updates contact the site mentioned above by Vicks. The project is atpresent on # 126.

Today's news in business standard that "DLF has halted construction at DLF New Town Heights in Gurgaon Sector 90" is really very discouraging.

I know the payment plan is not as per construction..But can we come together and do something ..The next payment is due in March . At least we can make the representation to delay the payment schedule...What's your opinioin?
