Pre-Agreement Project Status

Like most of the developers, seems that there is some delay in starting the project. Latest information from DLF depicts that the construction will start post monsoon, sometime in September 2008. The Buyer's Agreement is also expected to be signed anytime in August 2008.

You are more than welcome to share any update on the project.

Heard that all new development is going to happen in that part of Gurgaon... I am sure DLF is going to make it a happening place like it did for its other projects...

Heard that there is some noise being raised against DLF for unfair amount of PLC chrged...

DLF is plannig to soft launch phase IV near haldiram. The basic cost and the booking amount is expected to be higher than earlier projects.

Please share any update on the same...

There is no confirmed information available on Phase IV launch, but it is certain that there are projects in pieline. I guess DLF must be waiting for the market situation to improve (rates & inflation to come down) before moving on aggressively!!!

Got to know some details... the project will come sooner than expected... the booking amount is 6 lacs... The project comprises of 3-4 bedroom apptmts. Price around 70L.

I understand thet Broker commssions will be paid in August. Having the Buyer Agreement executed post this will make sense.

Does anyone know how many floors are there in each tower in NTH sector-86?

I heard different towers has different floors?

I am interested to know for Tower-M particularly?

I understand Towers are with either 25 or 28 Floors depending on the Tower. Check with DLF specifically for Tower M.

Please clarify.

I am given "allotment letter alongwith the booking receipt and the payment plan".
Is this same as Buyer's agreement ?
I have booked an independent floor in Sec-86.

Buyer's Agreement is different from Allotment letter. When did you apply for the Flat and when did you receive you allotment letter?

I have received the buyers agreement for my J Block flat in Sector-90.

This is nicely printed and bound. 3copies need to be signed.

Off course, the agreement has ample clauses to vest all the powers in favour of DLF!!

However, given the reasonable price charged, I have little worries.

As per my recent interaction with the company representatives, I am told that the process of sending agreements for sector-86 flats is in progress and for independent floors will follow thereafter. The construction is expected to start not before January, 2009.

From Iffco chowk go straight on NH 8 upto Toll tax booth. Take a U Turn just before toll tax booth and come to Hero honda chowk (around 2-3 kms from toll tax booth).Take a left turn at hero honda chowk and after 1 km take left turn for Pataudi Road.On pataudi road go straight(7-8 kms) until you find chungi(tax collection center) and then Tulips Petal project. Take a left turn after 500 mts from tulips project (small market place).DLf project is just 1km from the market.

I went the site in June and at that time also there were some digging exercise going on. Guess, it is for the testing of the soil (the soil is generally tested before the construction to know the strength level of soil) and not the actual digging for construction. Could you please let us know if they were just digging for testing the soil or they were actually digging for construction purpose.

It was excavation for basement as per the security guard. There were two excavation machines for digging and 3-4 tractors to remove the waste.

1. When we made the booking i.e. Feb-Mar 2008

Recently DLF changed my PLC unit to Non-PLC unit in Sec-86.
Does anyone also got such change and know the reason why?

3- years of project completion will start from buyers agreement date i.e. sept- oct'08.

The layout plan of sec-86 was revised,please check the new location
of your flat with reference to previous location.

I understand that lay-out plan was revised but with the revision in the lay-out why the PLC is changed? Does it means it is No more a preffered location?
Mine was Tower M and there are 3 main changes,
a) No. of Floors are reduced
b) Tower direction is moved and made straight.
c) Adjacent tower N is removed.

By looking at the revised site-plan of sec-86, Can someone please suggest which Tower and which floor range should be best preferred to live for own living, from location/direction/greenery/accessibility point-of-view.

I think Tower M & N are least preferred, what do you think? How about other Towers and Floors?

I have received a professional letter from DLF stating that te excavation at Sector-90 project has started and progressing well and Bhumi Pujan / start of construction is going to start soon where the booking holders will be invited!!!

Letter also stated that DFL has acquired 20 acres more land to build a school (5 Acres), Hospital (5 Acres) and a City club (10 acres)in the vicinity.

Letter also confirmed that the delivery of flats will be within time.

Sound professional for a change :o)

We bought a townhouse with DLF. Is there a way to cancel the pre-agreement since we have not signed any legal paperwork with them. Please advice.

Dear Friends,
It is going to be difficult time for all of us who have booked flats/townhouses in the above schemes.
Real estate market is in turmoil, prices are likely to come down drastically in the near future.
There will be very few buyers in absence of supply of loans.
It may be very difficult for us to get out when we have already invested about 35% of the cost.
Can any one give the brighter side
of the situation?

I do not hink, there is any need for panic. This is a long term investment and we will have possession after 3 years from now. I am quite sure the prevailing confusion will be over by that time. So don't worry, be happy!!Kkesar

Is there any news on construction starting for Sector 91 Flats yet? I have never received any letter from DLF to inform on the construction status like some of us in this forum have mentioned for Sec 86 and 90.

We have also not received any paperwork for sector 86 property. Is it possible that DLF will lower rates for a purchased property, given the fact that prices are coming down in Real estate market? Does anyone have any experience - good or bad?

I don't think DLF is gonna reduce their price for already sold projects like New Town Heights but they may reduce for prices for unsold units in Express Greens. Builders are running out of money these days and there is no way they will reduce the prices of already sold appartments.

There is one major change. Tower M-3 is moved from PLC->Non-PLC.

Nil, 300 means -> 1760 sqft
400, 500 means -> 2125, 2560 sqft

Excavaion work at Sector-90 is in full swing and is expected to be complete in December when the same machines are reported will be shifted to Sector-86 and 91 sites.Kkesar

Sorry guys, I have some bad news to share on any gurgaon property purchased after 2005. As per today's newspaper (hindustan Times, dated 27.Nov.2008), the Haryana government has decided to increase the EDC charges by Rs. 200per aquare feet. Basically that means we have to shell out Rs. 4,00,000 roughly for 1760 sq feel appt. Though builders are trying and negotiating with HUDA to rollback this decision but nothing as came up so far.

For my Sec-86 flat, I recved the next installment letter due by 31st Dec '08.
Though the expected amount was 3,78,900 but I got the demand letter for 1,42,200 only.
Ofcourse, I will check with DLF but does anyone also received any such demand letter and know why the amount is reduced ??

Have you checked with DLF. They deny any cost reduction except for the apartments which have moved from PLC to Non PLC location.

Yes you are correct.
The reduced amount was for PLC -> Non-PLC only. DLF returned the PLC charged so far.

As far I know, This is applicable only to Tower M-3. All other appartments are intact as before.
